At Duka, our Property Accountants play a vital role in supporting the financial health of the communities we manage. You’ll be responsible for a mixed portfolio of condominium corporations and will work closely with the Accounting Manager, Property Managers, auditors, and trades.

Who You Are

You’re a disciplined professional who understands the importance of precision, timelines, and clear communication. You work well independently, build positive working relationships, and maintain professionalism with owners, trades, and colleagues at all times.

Our ideal candidate brings:

  • 5+ years of experience in property accounting (condominium portfolio experience preferred)
  • Post-secondary education in accounting, finance, or related fields
  • Advanced computer skills, including strong proficiency in accounting software
  • Clear communication abilities and a collaborative approach

What You’ll Do

As a Property Accountant, you will take ownership of the full accounting cycle for your assigned portfolio. Your responsibilities will include (but are not limited to):

Financial Reporting & Analysis

  • Prepare monthly financial statements for condominium corporations
  • Complete bank reconciliations and analyze financial records for accuracy
  • Identify and report financial abnormalities
  • Support managers with annual budget preparation
  • Monitor the financial health of each corporation and provide insights as needed

Compliance & Accuracy

  • Ensure all accounting procedures comply with GAAP and the Condominium Act, 1998
  • Verify that reserve fund and operating expenses align with legislative requirements
  • Review investments to ensure compliance and recommend suitable options

Portfolio Management & Support

  • Post approved budgets and process month-end and year-end periods
  • Monitor and calculate chargebacks, utilities, commercial components, and shared facilities
  • Assist auditors, prepare audit documentation, and post adjusting entries
  • Support new property takeovers, review inherited records, and prepare opening balances

Team Collaboration

  • Provide ongoing support to the Duka team
  • Coordinate with AP/AR teams to resolve issues
  • Participate in accounting team meetings and senior management meetings as needed
  • Prepare ad hoc financial reports for senior executives
